Nikita was amazing, 5 stars to her. But the underwriters canceled my deal the day of closing. Mind you, we already were giving ridiculous terms to bring in a ridiculous amount of money because they kept undervaluing the property but to keep the deal going we were like ok fine. Then, they had my background check for days that had addresses of my previous flips that according to them, their incorrect "Background Check" said my flips were foreclosures. I sent them proof of each address, the budgets and the sold dates. Their response to that then was because I had checked the box of having no foreclosures, they couldn't close and denied me the day of closing, when I clearly proved to them they were NOT foreclosures but successful flips. Why the hell would I check yes to foreclosures if I didn't have any. I'm still waiting to see this background report with foreclosures. Sounds to me they just couldn't get the deal funded. If you couldn't close the deal, tell me way ahead in advance when we were going back and forth on those ridiculous terms. I could have understood that and went to another lender. No harm, no foul. But don't wait till the last minute when your processor and title has worked tirelessly to get everything ready and then when it's time for closing and it's time to wire money, and you backout. I evened offered more money down or for my partner to PG with great credit. They disappeared and never heard nothing from them again. Always have a back up lender you are familiar with that that can close loans for sure.
