Based on my experience and being in this program for few months I don't recommend investing in this program for a number of reason's. 1)Their refund policy is designed that you need to spend 15k if not more on making 25+ offers which included full inspection and a scope of work which can run you between 500 to 1000 per offer. but more important their service of realtors and contractors the ones i was in touch with were not interested in giving a good service, by not responding to emails right away or were greedy with their construction scope of work as i had placed an offer on one home which they had a scope of work don on it for a previous offer made 2 months and they raised the budget by 6 or 7k and if you know the flip system thats could be your whole profit. the worst part is that they set you up with just one team of construction people so if your a novice to construction you can get ripped off because you dont have multiple bids to compare, and make a sound decision at the time when you get on contract, so essentially your forced to make the decision based on one contractor essentially taking out free market and competition which leads to over priced budgets.
so then after i didn't like team one they moved me to another team which again didn't respond to emails right away.. then moved me to team 3 which seemed nice but had less experience so then i started reaching out to realtors out there and they were more responsive and willing to checkout properties for me very quickly. and yes there is always a trust issue especially if your from out of town. however from my experience the flip system doesn't provide trust worthy people and so my conclusion is take the time to build trust with realtors you can reward them after doing a visit and an offer $100 do that few times they will work well with you. you dont need to spend 20k on flip system. you can get the education for much less. like using Brandon Turner course i believe its 5k for the education. then use your money wisely to build trust with realtors and contractors. also another point of consideration try and invest locally this out of state investment plan that flip system tells you is way over rated so many ways you can get ripped of with property managers. and flip system doesn't have solid people on their team. they have a secretary who will try and sweet talk you but lack professional capable people. all they kept telling me this guy is really good. but when it came to communication and service it was sub par and wouldn't get rich information. also whenever i found a deal it felt like the realtor or contractor wasn't helping me get the deal and either they wouldn't tell me much info about the area until last minute before contract expires. or they would inflate the construction budget so then it wasn't a good deal anymore.
putting up a team is not an easy task and i get all the challenges that come with it. Flip system lacks a company cloture with a sense of propose. they also dont let people within the community get to know each other so your dead alone and have no way bouncing ideas, i guess they are more worried about either clients sharing their bad experiences or competing against each other. at the end of the day i chose to stop using their system because every time i felt i was being held back and slowed down when making offers and with all the above it became an environment where you cant grow. so i don't recommend this program. i hope whoever reads this you have enough to make a decision.

Scam. Their software is not software. It is a shell of a front-end with underpaid humans behind the scene, populating your dashboards with out-of-date data. None of the deals on platform were profitable. The team they connected us to was ineffectual, and couldn't move fast enough to close the 2% of deals that could have been profitable. Huge waste of time and money. Avoid.

IN RESPONSE TO OWNER: With respect, I don't believe you, nor should your prospective clients.

After being connected to the team on the ground in the market that we were assigned, we attempted to put in offers for deals that had potential to be profitable. To clarify, this was less than 10% of the total deals available on the platform; the vast majority of the listings on FlipSystem were sold before they were added to the platform for review. Of this 10%, all had been sold before we were able to receive any scope of work/repair estimates from the team on the ground. Most deals didn't work, and for the ones that did, the teams were too slow to be effective.

Whats more, in an effort to get some value out of the relationship, we asked the team on the ground in our selected market to present us with any potential deals they might come across themselves (offers outside of the FlipSystem platform). Of those they shared with us, two of them were from ex-FlipSystem clients that were trying to sell the homes that they had purchased, only to find out that profitability estimates were wrong and that they were operating at a loss.

Thanks for prompting me to add this, Team FlipSystems. I think its important context for anyone that might come across this review. For those that do successfully buy, they find that the profitability estimates were wrong and they are quickly trying to exit before being burned any further.

Didn’t receive what was promised, their connections made us lose thousands of $. They barely got back to us, or simply didn’t do their job. I tried doing Detroit, so I’m not sure about other areas. Very disappointed at their customer service, they didn’t help us resolve or accommodate us at all during FlipSystem.

I will not recommend this to nobody. Since the beginning they're recruiting person was buried, Ruth there quickly to take your money. But when you ask a question or you're not sure about a subject, they keep referring to the videos. You don't have a good contact with a coach, and when you do most of the time. It's really hard to connect with them to have a 1 o 1 conversations And when you do, they always give you halfway answers? And they promise you. They're there to help you anytime that you need, but as a complete lie. And when you request, do you no longer want it? Work with thumb. And as for your money back, they come up with a preserve conditions to give you your money

My experience is not great so far. I have been losing money. The only people who made the money in the deal is the lender and contractor. I am not even able to sell or rent my properties.
